Property details
The Trafalgar Tap is located in Leith, an area just north of Edinburgh, and is situated approximately 30 yards from the busy Ferry road. There is substantial housing surrounding the pub and it is nestled nicely within this community. It is convenient for the Leith Theatre and the successful Pitt Street market. Leith is approximately two miles from the centre of Edinburgh, which itself has a population of approximately 500,000. Edinburgh is popular with tourists, with people coming from far afield to visit this beautiful city.
The pub is small and cosy and has one trading area which is served by a central horseshoe bar. It is an attractive pub, in very good condition internally and externally. Most of the regulars occupy areas around the bar but there is a small snug to the front. The remainder of the pub to the rear is set out with loose furnishings and feels more like a lounge. More suited to couples and small groups.
There is no private accommodation at this site.

Trading style
The pub benefited from an extensive refurbishment in September 2017 which transformed the trading style and customer base of the pub. There is a satellite TV at present, but the large screen is used to show international rugby matches which are on terrestrial TV. The main focus is on being a fantastic local pub, attracting a broad spectrum of customers. There is a range of standard and craft beers available, including cask and keg, as well as a decent wine range and premium spirits. There is no scope for a big food operation, but snacks are available, and tie-ins with local food operations have been utilised.
The landlords are looking for applicants who are hard-working and have excellent customer service skills and who can focus on developing a local business. A clear vision to take the pub to the next level is key. Links to the community would be ideal but not wholly necessary.
The vision is to build on the successful change of direction for the pub. Building from the current base is required to get the pub into a more comfortable level of turnover. The pub would be largely operator-led, which would be popular with the locals and have the ability to build links with the community in terms of sports teams and other active groups. A vision to broaden the appeal of the pub is key to success.
