Carlton Arms

The Carlton Arms is a community pub in the suburbs of Cambridge. It is a two-sided 1960s building with a large car park to the front and an expansive beer garden. The pub has had recent external decorations and signage completed which give it fantastic kerb appeal and attracts new potential customers. The trading area is one large L-shaped room with a step-down into the games area, which has pool tables and traditional pub games.  With neutral décor and varnished wood furniture, the bar is mainly used for drinking, public events and entertainment and can be booked as a private function room for up to 150 people. The lounge bar has soft furnishings and is used as a dining area, which can hold up to 50 covers. Situated between the two bars is a well-equipped trade kitchen with a separate wash-up area. If private accommodation is not required, the pub has the potential to have four lettings rooms which would provide an additional income stream. All rooms have been refurbished and are located on the first floor with private access and shared bathroom and kitchen facilities. Externally, the pub has a good-sized beer garden decorated with hanging lights, climbing plants, trees and flowers.  There are 12 picnic benches with umbrellas and a small children’s play area to the rear, perfect for additional trade during the warmer months.

Above the pub itself are 4 bedrooms, a kitchen and washing area. The whole property has been extensively refurbished and redecorated in the last two years and has an open and well-lit feel. The private accommodation is the same as the letting accommodation, so if used privately the rooms could not also be let. There are four rooms of varying sizes (small to relatively large), a toilet/bathroom and a kitchen with white goods. They have all been refurbished and redecorated in the last two years.
