Situated just two miles outside of the centre of Ashton-Under-Lyne, the Royal Oak sits on the main road of a residential area in Ashton with the Ashton United F.C grounds located behind the pub. Traditionally a mining town, Ashton is still driven by the community with plenty of houses and businesses around. With bus links from the main road taking you to Ashton Town centre which provides access to the metro. Benefitting from Ashton United F.C ground being a stone’s throw away from the pub, the Royal Oak has a lot of involvement in support and sharing trade not just on match days but throughout the week and weekend.
The front door opens to a small vestibule providing access to both sides of the pub. To the left of the pub, there is a small games room with a television and a pool table with a mixture of seating and access through to the main bar on the right-hand side. The main bar is more of a lounge bar, again with a mixture of seating, tables, and bar stools that serves all clientele. The bar can be classed as an island bar in the middle of the pub servicing both rooms. Steps up from the lounge take you to a further seating area, ideal for entertainment, functions, or dining. This is not currently open during the day so utilising this space could increase sales.
A door to the side of the back room leads out to a seating area with several benches and leads on to the car park providing spaces for approx. 10 vehicles.
The private accommodation is accessed through the bar area. The accommodation comprises a landing leading to the lounge, kitchen, three double bedrooms, and a bathroom. It needs a little bit of TLC and a sparkle to change it into comfortable, good standard living accommodation.

The Royal Oak is a traditional community-led pub with long-standing supportive locals, passing trade, and huge involvement in sports including local and national football, pool teams, and darts teams. Offering a strong variety of lagers, wines, spirits, and minerals the Royal Oak has something for everyone. It currently trades well throughout the day and picks up during the evenings and weekends, especially when they are offering entertainment, live football, and sports events.
