The Druids

The Druids Arms presents an exciting opportunity for an experienced GM looking to run their own pub business or an operator who is used to a late-night venue. This well-known late-night venue is renowned in the Ditchling Road area of Brighton for its soiree attracting hospitality workers knocking off after work mixed with students and the local market looking for late-night drinks and entertainment. The pub is ideally located to become a thriving hub which benefits from the relatively high levels of passing trade and the younger demographic market. The late-night license which many of the local competitors do not have the benefit of attracts its very own USP in the area and whilst the Druids have a small trade kitchen and offer a pool table during the afternoon/early evening it's very much a late night operation. The operator's accommodation consists of a 2 bedroom flat with a private lounge and bathroom with the trade kitchen being on the first floor.

There are two ground-floor entrances and this one-room operation is arranged on two levels with traditional wooden flooring throughout. Internally the pub's décor is quirky and dark. The bar servery hosts a range of draught products with spirits sales higher than the average pub. There is seating for around 30 covers high tables and shelves for verticle drinking and an area for live music/DJ and dancing.

There is a small outside seating area to the side, with a pavement licence for more seating or standing to the front.

The living accommodation which is accessed from a side door and private staircase includes two bedrooms, an office which could make up a smaller third bedroom, a lounge and commercical kitchen (not currently being used). There is also a potential private first-floor roof garden if circumstances permit.
