Property details
The Linden Tree is a striking Grade II Listed Georgian property situated on the busy Bristol Road, close to Gloucester Quays with its outlet centre, marina, and food court. There are various festivals throughout the year such as the Tall Ships and being just a short distance from the city centre, there are multiple visitor attractions such as Gloucester Cathedral where Harry Potter was filmed.
Due to poor health, the rare opportunity to take on this multi-faceted business has arisen. The trade areas are arranged over the ground floor and are presented in an Olde world style with low ceilings, exposed beams, and partly exposed stonework to the internal walls. There are three main bar areas with 60+ covers served by a central bar servery. There is a beautiful double-aspect open fireplace serving two of the areas creating a lovely place to sit, relax, and enjoy a great beer. There is an integral skittle alley with booth seating for 34 covers and additional tables and chairs. With 6 large TV’s across the trade area, it makes the pub an ideal venue for live sport and the pub also has pool and darts teams. The Skittle Alley also doubles up as a great function room space for up to 80 people and an ideal venue for live entertainment. The pub has a good-sized and well-equipped commercial kitchen located on the first floor and benefits from having a dumb waiter linked to a satellite kitchen on the ground floor.
The Linden Tree has 6 en-suite letting rooms (2 x doubles, 2 x twins, 1 x family, and 1 x single), all accessed either from the bar area or by a separate entrance at the front of the property. There is also a kitchenette area for use by the guests.
There is a secret garden accessed from the skittle alley which is secure and seats 16 covers. There is an additional trade garden to the rear of the property seating 26 covers and a well-presented attractive garden at the front of the property with seating for 52 covers.
The private accommodation is situated over three floors with access from the pub or by its own entrance at the front of the property. It consists of a large lounge on the first floor leading to two double bedrooms a bathroom on the first floor and two additional double bedrooms and a bathroom on the second floor.

Trading style
The pub is the perfect example of a real community-style operation, from having a drink with friends in the bar to watching live artists or a big match, it is a REAL community pub ensuring every individual living nearby has a reason to visit. The landlords want all existing and potential customers to feel part of what is a busy, thriving gem of the community and to enjoy the pub for all occasions. The pub will need to trade with a successful rhythm of the week including live sports, pub teams, and entertainment along with a strong food offering. Currently, the pub has 2 Darts teams, and 1 Pool team and offers entertainment with comedy nights, quizzes, meat raffle, and TNT sports. Being close to Gloucester Rugby the pub has a strong rugby following and benefits from home matches. With the addition of 6 letting rooms, The Linden Tree can offer a great business opportunity benefitting from three income streams. The pub is renowned for its cask ale and is proud to be in the Good Beer Guide.
The successful applicant(s) will be outgoing, lively, personable, enthusiastic, and driven and will be as passionate as the landlords are about creating something special within the community.
