Property details
Situated in the delightful affluent village of Chipperfield approximately five miles southwest of Hemel Hempstead and five miles north of Watford, the Windmill is a fantastic traditional 18th/ 19th Century pub close to the village common, cricket ground and public woods. Some residential property adjoins the pub which originally was an attractive semi-detached, two storey cottage constructed of rendered brick and painted elevations beneath a pitch slate roof.
The ‘L’ shaped ground floor trading area is arranged in a series of four or five inter-connecting rooms all of a traditional style, with some timber beams and panelling. Customer toilets are to the rear of the ground floor, together with a very well equipped trade kitchen and small underground cellar with access from behind the bar servery.
There is a small car parking area to the side of the building for c.12 cars and a delightful lawned garden to the rear with a small terraced area to the front of the pub. Various outbuildings provide additional storage.
The first floor accommodation provides three bedrooms, a living room, office, kitchen and a bathroom.

Trading style
This is a wet focussed destination & village local. The food offer is typical traditional pub food but it probably does have the opportunity to increase the quality of the offer with covers for c. 40 customers. Typical draught beer products available include Lagers, Cider, Stout and Three Cask Ales. This excellent inn and traditional country pub, at the heart of the village, is a popular and busy destination pub serving a varied and good value range of classic pub dishes and also featuring a range of popular cask ales. The Windmill caters to a very strong local village drinking trade as well as passing walkers, cyclists and tourists being situated near to both the woods and the village cricket green.
The successful applicant should be comfortable using their local knowledge to run a successful friendly village local with a very busy bar and pub food operation, and a popular cask ales and drinks portfolio. With strong operating standards they will be able to make full use of the patio areas and garden in the warmer months. The successful applicant will have good front-of-house and kitchen skills and be able to relate to both the diverse local and visitor customer base.
