Property details
The Fox Inn can be found in the idyllic village of Wilbarston on the Leicestershire / Northants border. It is situated on the main road of the village. It is just a moment's walk away from the breathtaking views of Welland valley with the choice of long local walks with beautiful views and countryside or a leisurely stroll to neighbouring villages. It is also only a few miles from Market Harborough, Corby, Kettering, or Leicester. The pub is set in the heart of the village and is very much a focal point for the community. The Fox was built as an inn and parts of it date back to the 14th century, it was the second building to be built in the village after the church and has seen the village develop to what it is today, it holds many great memories and stories to the locals some of which families have been coming to the pub for many generations.
When you enter the pub there is a raised lounge area suitable for drinking or eating which leads to the main bar area which curves around the horseshoe-shaped bar. To the right-hand side is some comfortable fixed seating and a wood-burning stove and to the left, there is a more traditional bar feel but again suitable for both drinking and eating. To the right of the bar, there are some steps that lead to another trading room and the toilets. The top trading room is currently used as a sports area with TVs, darts, and skittles. It could also be used as a meeting room or private dining.
On walking to the pub there is a paved beer garden to the rear which sits by the roadside to watch the world go by.
The private accommodation consists of three bedrooms, a lounge kitchen, and a bathroom.

The pub currently trades as a village pub, which should be part of the local community. With the right food, the offer could become a destination drive to food pub. The ability to focus on good hearty pub food is a must whilst incorporating weekend specials. Weeknights should focus on offers such as steak night and fish night ensuring the pub is supported throughout the quieter days. A strong rhythm of the week is required in terms of entertainment such as quiz nights live music and sports teams such as darts would be a welcome addition.
This is an exciting opportunity for an experienced licensee to put their stamp on a great pub. A good understanding of a food pub and the ability to deliver this is a must. Understanding the local community and immersing themselves is essential to allow you to grow this pub. A strong marketing presence and good retail standards are a must.
