Property details
The Robin is a classic end-of-terrace community pub in the heart of the vibrant Cape Hill area of Birmingham. It sits on Suffrage Street in close proximity to Smethwick`s busiest shopping area which includes the ASDA Superstore on Windmill Retail Park. Opposite is Victoria Park and the centre of Smethwick. The area is vibrant with a diverse and broad spectrum of residents ranging from Students and younger people in rented accommodation to stable families in long-term residence in private housing. The age range of 25 to 44 year olds is hugely above the national average within walking distance of the pub. Leisure Competition is high in the area in terms of numbers but all but a few are small independent food outlets rather than pubs.
On entering the pub it has two rooms, a lounge to the right with fixed and loose seating in good condition with a bar servery and entertainment area, along with several TV screens. To the left-hand side is a traditional bar with a pool table, Darts board, and TV. The wooden harder finishes and servery give it a very traditional feel. Both bars can be served by one member of staff as they have access to both from the rear as they back onto one another. Toilets are found to the rear of the property along with a rear door that leads out to a small paved drinking area for about 20n people with some cover. The pub has a kitchen to the rear but is not at present equipped for trading as no food has been served for some time. This could of course be reinstated by a new licensee at their cost should they wish to launch a food offer.
The private accommodation consists of four bedrooms, a bathroom, a living room, and a kitchen.

Trading style
The Pub at present trade is 100% wet with no food offered. The Customers are generally from the local community. Some people travel by taxi and public transport to join friends for weekend events. The pub has no teams at present, but the pool table is well-used. Most days, the Robin has some kind of event, like play your cards right, bingo, Quiz, free pool, and some live music. The pub opens seven days a week but only from late afternoon.
The pub should trade as a local community pub with teams and encourage families especially to use the outside area. They should hold some big outside events each summer and have a travelling pop-up food offer at weekends in the summer. The creative use of the small galley kitchen to have a food offer is also key. Teams and sky sports would be a huge benefit. It should draw people out of Hinkley as it is a very short drive away and hold a prominent main road frontage.
