Set in an area of outstanding natural beauty and at the foot of the North Downs, Wye Village is a very popular location for visitors, walkers, and cyclists exploring the local area. The affluent village is well served by amenities including a range of independent shops, restaurants, and cafes, and the train connection to London and excellent schools, make the properties in Wye well sought after.
The New Flying Horse has been well cared for and maintained over the last few years, leaving it in excellent condition throughout. The outdoor space at the New Flying Horse is first rate, it boasts ‘Fenestra’ the outdoor bar & kitchen with pizza oven, a pretty patio area to the side of the property for 40 covers, ’Little Tuscany’ the private, outdoor table for 12 covers and a large, grassed garden with bench seating for approx.80 covers. On top of all that, the garden also includes its very own allotment and veg garden, two polytunnels, a storage shed with power and water, the beautiful pensioners' cottage which is currently utilised as an art studio, and private parking for over 40 cars.
The private accommodation consists of two double bedrooms a lounge a small fully fitted kitchen and a bathroom.

The New Flying Horse is a well-established business with everything one would expect from an excellent quality, village pub & restaurant. It trades seven days a week providing hand-crafted breakfast, lunch, and dinner menus to its range of in-house guests, loyal locals, and tourist custom. The pub currently operates a stronger weekend and summer trade, with the residents of Wye and the surrounding villages at the heart of its day-to-day business.
Due to retirement, the New Flying Horse is looking for new operators that can take this already well-performing business and elevate it to the next level, it also has the potential to be available quickly for the right operator.
