Located near Congleton, Astbury is a pretty village, with a fine display of daffodils every spring and a well-kept village green. Several timber-framed black-and-white buildings and cottages pepper the village – keeping that rural atmosphere. The village lies just south, approximately 2 miles, of Congelton, on the A34, on the eastern side of the Cheshire Palin. St Mary’s Church, a fine church, dating from the 12th-15th centuries, is known for its detached tower and spire with carved oak roof and fine furnishings. There are many attractions nearby such as Little Moreton Hall, Brereton Country Park Jodrell Bank, and, more locally, Astbury Golf Club. The village itself is renowned for its community events, such as the May Day Festival as well as a Christmas Performance of the Nativity.
As you drive through the picturesque village of Astbury, you are met with the beautiful, whitewashed exterior of the Egerton Arms. However, all is not as it seems with this pub as you navigate yourself up the long drive to the pub you enter the extensive car park and woodland area to the left. In front of you, there is the lovely garden area with children’s swings, perfect for keeping the kids entertained on warm, sunny days! As you walk up to the pub (from the car park) you are met with the patio area. Currently, there are around 20 benches, however, there is room for more. In total, the outside area can/could hold up to 150/200 people.
Upon entering the pub (from the rear) you are met with the traditional bar area with a feature fireplace. This area can hold up to 40 plus covers comfortably. There is a small, but well-stocked bar in the centre of the pub, which services all areas. The bar offers four cask ales, as well as two T bars on either side for kegged products, cider, and a good range of wines and spirits. The restaurant area to the right of the bar can seat around 48 covers. With wooden beams and stove-style fires, this area is a favourite for regular dinners. This space is also used for breakfast for the hotel guests, as well as a = meeting room if required. It is also a great space for parties or functions.
The pub also benefits from a third income stream, the hotel rooms on the first floor. There are six good quality, well maintained, en-suite, letting bedrooms. These consist of five double/king-size rooms and one single room. Three of the five double rooms can also be changed into twin rooms. The rooms currently offer all the comforts of home, including tea and coffee making facilities, ice water in the rooms daily, TV, WIFI throughout the building as well as car parking on site. The catering kitchen is of a good size, with all equipment having been kept to a good standard. As you walk through the main area of the kitchen, you are met with the dessert preparation area as well as the washing-up area. Walking through here there is a separate wine and spirit store. The kitchen is currently serving fantastic homemade food, seven days a week. There is also a field running parallel to the driveway of the pub, which is currently rented out by the current business partners to dog walkers.
The licensee’s accommodation, which is in good order, is located on the 1st and 2nd floor of the pub and consists of two double bedrooms (2nd floor) with original beams and views over the churchyard. There is a big lounge with fireplace, large bathroom with corner bath & shower over, separate dining room (which could be used as a third bedroom), large fully fitted kitchen and an office with storage areas into eaves.
