Property details
Although the parish of Gawsworth is quaint, it is extremely popular with visitors and walkers and is rather affluent. The Church and Gawsworth Hall are beautiful, historical buildings and as such, extremely photogenic, resulting in a rather long wait for those wanting to get married there. Although the pub is located down a country lane, it can be seen from the main road through Gawsworth connecting Congleton and Macclesfield, creating an abundance of passing traffic from commuters, along with locals.
The Harrington Arms is well known for good pub grub and a decent pint. With the abundance of fireplaces and the huge beer garden, this pub has something to offer all year round.
The trading accommodation is split up into five main trading areas. These quaint rooms are completely in keeping with the atheistic of the pub and are cosy with open fires, original stone, and quarry-tiled floors. On entering the pub, you are welcomed into a wide hallway, providing access to most of the rooms. The bar is located on the right-hand side with room for local drinkers. From the bar, you have the choice of two rooms with loose fixtures and fittings, for roughly 20 covers. To the left, there are a further two rooms, both with fireplaces and equalling roughly 30 covers between them. The beer garden is located through a door at the end of the hallway, after passing the access to the private accommodation, customer toilets, and the trading kitchen.
The beer garden is an exceptional size, with breathtaking views over the rolling countryside. There is a large patio area, with five, large wooden-built Gazebos, complete with overhead heaters, along with several picnic benches, dotted over the lawn itself. There is also access to the beer garden from the front of the pub for those with muddy boots, who’d prefer to stay outside after a long walk, ready for a well-deserved pint.
The private accommodation can be accessed from within the pub, or around the back via a private entrance/fire escape. It is a good size and spans over two floors. The first floor comprises a Kitchen, Lounge, Office, Two bedrooms (one with an En-suite), and a main bathroom. The second floor has two bedrooms, a utility room, and a bathroom. In keeping with the rest of the pub, the private accommodation is what would be expected from a traditional farmhouse with its wonky charm and character.

The Harrington Arms is a charismatic traditional pub that was converted from a farmhouse into a Coaching house in 1710. This charming establishment hosts an abundance of history and quirks and is listed as a CAMRA Heritage site. Situated in the affluent parish of Gawsworth, the Harrington Arms benefits well from embedding itself within the community and supporting the church with events and functions. The pub is nestled in 75 acres of working farmland and has derelict barns and buildings to the rear.
With the right business partner, the landlords would be willing to look into a minor refurbishment to give the current décor a little boost, however, as the building is Grade II listed, it would have to be in keeping. This is a fantastic opportunity for a business partner to take this already well-loved local pub and take it to the next level within the community along with making it the destination pub for anyone visiting the area.
The landlords would be looking for a business partner to enhance the food offer and take this pub to the next level, creating a place to go when in the area. There is an opportunity here to host larger community events in the garden, including live music, summer fates, and Christmas fairs. A good knowledge of the area would be beneficial as this pub needs to be the heart of the community along with ensuring that it is a destination site too. There is a huge potential in this pub and they are looking for a business partner to work with them, to take this already great pub to the next level.
