Property details
The county town of Kent, Maidstone is just off of the M20 and boasts an abundance of traditional Kentish villages, stunning countryside, and tourist attractions. East Farleigh is a quaint little village on the River Medway's south side and is just two miles upstream from the hustle and bustle of Maidstone’s busy town centre.
The Walnut Tree still wears elements of its historic charm and character with pride including authentic oak beams and a large inglenook fireplace, providing the pub with a warm and cosy feel. Internally you will find a central feature bar servery, open plan bar & restaurant space, and the restaurant snug area for approx.55 covers in total, together with an external marquee used for overflow dining space for a further 30 covers. The well-equipped trade kitchen is set out galley style with dry stores and fridge freezers located in a purpose-built external storage unit.
Externally, the pub boasts a patio area with table seating, a large, grassed garden, two covered smoking areas, and table bench seating for approx.50 covers. You will also find a large private car park, a log shed, and a further fenced-off garden area that is currently not utilised for trade.
The private accommodation is in good condition and subject to layout, including a small but fully equipped kitchen, lounge, office, bathroom, and two double bedrooms.

Trading style
The Walnut Tree is a well-established country pub that has local residents and communities from its surrounding villages at the core of its day-to-day business. Open Tuesday to Saturday from 11.30 am until 11.30pm and from 12.00 noon until 6 pm on Sundays, the Walnut Tree currently welcomes its regular lunchtime, early evening, and weekend drinkers, and a strong midweek lunch and weekend food trade. It also plays host to a wide range of private parties, events, and gatherings in the local area.
The landlords are looking for new tenants to take over the business in July 2025 and it would ideally suit a hands-on, chef-operator to maximise profit at the site.
